Designing and planning is the first step to give your project a new life and a fresh purpose. It’s more than just restoring a neglected structure — it’s about creating an effectual, modern space worthy of the Historic Register. This all begins in the architectural planning stage.
We work closely with the State Historic Preservation Offices (SHPO) and the National Park Service (NPS) to develop plans, means and methods which will meet tough Secretary of the Interior’s Standards for Rehabilitation. Our depth of experience is illustrated in the initial meetings with SHPO and NPS where common obstacles become our opportunities.
There are no shortages of developers, architects, and construction contractors qualified to execute your project, however, few come with the ability to finance the entire process. The Chesler Group is well-capitalized and fully capable of self-financing all or part of the development process and integrating seamlessly with your means and resources.
With over 20 years of experience in the restoration business, we understand the unique challenges facing historic buildings. We do it right, from the beginning, and we have the vision to see the full potential of the property while conforming to the Federal Standards for Rehabilitation. Our projects include: multi-story institutional and residential buildings, historic schools, historic mansions to office conversions, warehouse to office conversions, and unique and specialized residential dwellings.
With the addition of the MainStreet America Fund, The Chesler Group is now uniquely positioned to bring historic tax credit equity to the table. With a $50 million fund, The Chesler Group can ensure that high quality, impactful renovations around the country can obtain the capital they need to move forward. Our business emphasis is on taking a project from conception through final occupancy. This includes developing both strategic plans and tactical execution in a practical and functional approach that recognizes clients’ needs, community concerns and budget constraints. Should ownership not be in your plans, we can do a lease with an option to purchase, long term lease or other leasing arrangements on select properties.
For those not interested in the responsibilities of ownership, we offer complete Property Management Services. At The Chesler Group, our team delivers the full range of skills: preventive maintenance, customer specific tenant build-outs, capital projects, rent collection, bill-paying, and all accounting and backroom operations. We have long-standing vendor relationships and have developed comprehensive methods and systems for maintaining buildings with complex physical characteristics on tight budgets. Our team of qualified technicians focuses on fine craftsmanship with attention to detail. We know each of our buildings inside and out and our tenants find us incredibly responsive. They are accustomed to direct, attentive service. If something goes wrong, they call and we fix it. Simple as that.
